Trent Estates work closely with landowners to promote land for residential development. Our expert knowledge allows us to navigate the planning process confidently and ensure that we offer a tailored approach to each landowner.

Once Trent Estates have successfully obtained a planning permission we work with landowners, and a network of agents, to bring the land to the market. Our interests are aligned with the landowners and Trent Estates are well placed to assist in a successful disposal to a credible developer.

Our overarching objective is to work closely with landowners in order to allow them to recognise the potential value of their land. Furthermore, Trent Estates seek to work closely with local communities and ensure that each site is promoted with the intention of sympathetically integrating into the existing character of the area.

Our approach typically follows a six stage process whereby we:

Review the Opportunity

Trent Estates regularly identify and source residential development opportunities through a variety of means. Our experienced team will review each site in order to understand its planning credentials. At this stage, we’ll also engage with our landowners to understand their own motives in order to tailor an initial agreement proposal.

Enter into a Land Promotion Agreement

Should our initial proposal be considered of interest then we will seek to formalise our partnership with the landowner by way of a Promotion Agreement. The overarching objective being to secure a planning permission
which in turn will lead to the successful sale of the site.

Prepare a Planning Strategy

Pursuant to our initial review of the site Trent Estates will prepare a planning strategy that seeks to maximise the value of the land. Our planning strategy will
consider a number of factors including, but not limited to, physical constraints and relevant local policy. We’ll also seek to engage with local stakeholders and the community with the intention of securing support for our proposals at a local level.

Submit a Planning Application

Our planning strategy will set out the most appropriate form of planning application to be submitted. Once a planning application has been submitted our team will be responsible for ensuring that any concerns or issues raised by the local authority or statutory consultees are addressed and responded to accordingly in a timely manner. Trent Estates will be responsible for funding  the entirety of the planning and promotion costs.

Obtain Planning Permission

Trent Estates will always seek to secure a planning consent at a local level but should this not be achievable we will also, where appropriate and necessary to do so, submit an appeal. Where an appeal is necessary our team are well placed to continue to manage the process and ensure that a robust argument is presented to the planning inspectorate.

Manage the Sale

Trent Estates will work jointly with landowners to establish a sale strategy. Our team will collate the necessary information and work with a reputable agent in preparing a robust set of marketing particulars. Following a period of marketing Trent Estates will work closely with the landowner and selling agent to identify the most robust party capable of purchasing the land and planning permission. It is only on a successful sale that Trent Estates are paid therefore our interests are aligned with the landowners throughout the entirety of the process. Trent Estates ensure that our landowners are provided with regular updates on progress and our team are always available to discuss and queries.

Our team are well placed to advise on all aspects of the promotion and sale of land. We have a successful track record and we are an entirely independent land promoter ensuring that the eventual sale of the land is wholly transparent with our landowners. Our experience ensures that we have already established relationships with key stakeholders that allow us to successfully traverse the continuously changing planning system. We work closely with Parish Councils, Local Authorities, consultants and the wider community with the aim of securing consents at a local level, without the need for an Appeal.
